Looks nice. I recall walking up the hill from the VSJ a few years ago and walking around it during construction.

We are going back in May, and Aya was at the top of our list. It's a great villa with a great location, if like us, you tend to wander all over the island.

Unfortunately, we found out that there is significant construction going on adjacent (across the road) from AYA, and the booking agency finally stated "At this point, I would not feel comfortable renting Aya to you" as a result of the work being done.

The new construction was definitely in the "loud" stage in March when we were corresponding with the booking agency - digging, foundation, jackhammers - but who knows the schedule now. I'm usually OK with neighboring construction at a reasonable level, because we typically aren't at the villa much during the day, but this seemed beyond tolerable.

If you want an update on progress next door, PM me and I'll let you know the stage/status as of mid-May when we're there. Aya will certainly be on my list for future visits.

"Rates do not include tax of 5% and island charges of 10%." Is the 10% a commission to a broker? If not what is it for?

The Where to Stay site states they have no commission charges.

If anyone has an update on AYA, please post. My daughter is ready to book for October, and has been told the construction will be over soon. Not sure about the salt pond though. We were in St Barth a few weeks ago, and would have checked on it, but didn't know she was considering it at the time. We stayed at villa BEV, our second time there. Unfortunately it's out of her price range or as we say at our house," too spendy" The view from the patio of Bev looking at MOZ. Water view in every direction. Sigh, now looking at chilly rain with a touch of the flu. Oops my pic didn't work

We were there last week, and as we had considered AYA previously, we took a quick drive by. The construction is directly behind it (further up the straight "road" from the etang), and construction still looked pretty heavy duty. There was a very large crane and at least 10 cars for the workers on the new villa. I have no guess on construction timing, but it was definitely still in the framing/foundation phase. Interestingly, it appeared there were folks renting it. The agency I spoke with refused to rent to me (see my post above), so either someone worked out a good deal or another agency didn't have the same standards. From what I saw, it is hard to believe that the work could be done in 5 months, but maybe the loud part would be...

AYA is a great looking villa with a central location, good view of St Jean, and relatively alone on the hillside, other than the work going on behind it. I don't think there was a villa on either side, but relatively older ones below.

Went by there today and echo the exact same report as pceverha. So many villas to choose from why take a chance?

Although very simple, that's a pretty darn good way to sum it up. Of course you could end up picking a different Villa with nearby construction just starting up when you are there in Oct and being worse off, but like you said...why take the chance with this one when you KNOW there could be construction nearby.

To the one contemplating going here can I suggest trying to get in touch with the owner or through the agency and trying to get a timeline on the construction? I have to assume the outside work is all done by then and perhaps even the "louder" indoor work, but my knowledge of St Barths construction times is nil.

Thanks so much for the replies. I'm not sure why AYA caught her eye. It does look lovely, and centrally located. Rental agent said the construction would be finished by October. I suggested she get it in writing, and if it is not complete, that she would be offered another villa of greater value. I'll urge her to take another look. October should offer lots of opportunities as it is off (very) season.

Lots of shade during the day because of location on the hill.Nice in summer probably (not too warm). It should be really "cold" in winter, specially in the evening.

    REF: AYA
Here's a little note from our recent construction review on SBH.
This is as of May 22, 2017:

•The pond makeover took a little setback due to lots of rain last week, but they have restarted work there. The pylons are now halfway on the road between the Diamond restaurant and the community pool. It is visibly a bit more attractive now that the pond is filled with water.
•The construction above AYA is moving along. Right now it’s not a big issue for AYA, and not visible from the pool area. I’m more concerned about the pond, and especially about driving pylons into the ground, which sounds like a jackhammer on steroids.
